Property appraisal, your questions answered

Yes. There is no cost, no fee and nothing to pay later. Appraisals are how agents introduce themselves to sellers, and we would rather earn your business than charge you for a conversation.

No. Plenty of people get an appraisal because they are curious, or planning a year ahead, or comparing a few agents before they decide. All of that is fine. There is no contract attached to an appraisal and no obligation to sell.

An appraisal is a real estate agent's opinion of what your home would sell for in the current market, based on comparable local sales and what buyers are paying right now. It is free.

A valuation is a formal, legally recognised assessment carried out by a certified practising valuer. Banks, courts and government bodies use valuations, and you normally pay for one.

We provide appraisals. If you need a formal valuation, we can point you toward an independent valuer.

We arrange a time that suits you, walk through the property, and follow up in writing.

It depends on the home, not just the suburb. Two houses on the same street can be a long way apart on price once you account for condition, land, aspect and how recently the kitchen and bathroom were done.

What we can tell you is what we have actually sold. Our north east sales run from the mid three hundreds to just over $1.4 million, and the spread inside a single suburb is wider than most people expect. The only way to place your home properly is to look at it.

Three things. Comparable sales of similar homes near you, and recent ones, because a sale from eighteen months ago tells you very little. Then the property itself, its condition, layout, land and the features buyers in your area are actually paying for. Then current demand, which is how many buyers are looking in your price bracket right now and what they have been prepared to pay.
